中原地產粉嶺碧湖花園分行經理蔡天賜表示，撤辣後，買家入市意欲提升，細價樓交投熾熱，粉嶺上水區本月至今暫錄約23宗成交，其中上水威尼斯花園剛錄本月首宗成交，屋苑最新錄1座高層C室，實用面積436平方呎，建築面積587平方呎，2房間隔，業主放盤時開價約$408萬，最終以$399萬易手，實用面積平均呎價$9151，累減$9萬。

中原蔡天賜指，新買家為上車客，見單位價錢吸引，怕遲買會貴，即決定入市單位作自住之用。據了解，原業主則於2005年以$130萬購入上址，持貨19年，是次沽出單位獲利約$269萬離場，單位升值約2.1倍。
