上水名都2房議價後以$435萬易手單位升值約1.3倍

中原地產上水龍豐分行副區域營業經理賴作智表示，日前促成上水名都3座高層A室，實用面積391平方呎，建築面積522平方呎，2房間隔，9月放盤時開價約$485萬，經多番調整價錢後，日前議價後以$435萬易手，實用面積平均呎價$11,125，累減$50萬。

中原賴作智指，新買家為年輕上車客，本居於同區，見單位間隔合用，有靚裝修可省卻一筆入伙費用，遂把握機會入市單位作新婚居所之用。據了解，原業主則於1994年以$186.3萬購入上址，持貨約29年，是次沽出單位獲利約$248.7萬離場，單位升值約1.3倍。
