美聯物業粉嶺 - ONE INNOVALE 逸峯分行聯席區域經理葉容生表示，成交單位為上水中心1座低層D室，實用面積351平方呎，採2房設計。據悉，單位早前以$418萬放售，買家為區內用家，擔心愈遲買愈貴，逐僅議價$3萬，以$415萬承接單位，實用面積平均呎價約$11,823。

原業主2010年以$191.5萬購入單位，持貨14年，帳面升值$223.5萬，或近1.2倍。
