宣布減息當日,英皇國際位於跑馬地的,ONE JARDINE‘S LOOKOUT以同區近年呎價最低的姿態開盤,首批50伙,折實平均呎價17,904元,比區內上一個全新盤,2020年推出的EIGHT KWAI FONG HAPPY VALLEY,低42%。入場價約416萬元,有代理表示,樓價相當於同區屋苑禮頓山的車位價。

綜觀整體一手市場,預計短期內將有達2,700伙新盤推出,挑戰市場的承接力。發展商抱持以價換量的策略去貨,二手市場無可避免,都要繼續受壓。代理公布減息後,第一宗買賣都要蝕讓收場,為美孚新邨466平方呎1房戶,成交價509萬元,呎價10,923元。原業主持貨3年,單位貶值12%,帳面蝕約71萬元。

事實上,現時減息的幅度,未足夠推動樓市交投價量齊升,假設貸款額500萬元,還款年期為30年,實際按息將下調至3.875厘,每月供款減少720元,不算減輕太多供款壓力。市場預計,最優惠利率最快明年,才能回落至加息周期前的水平,投資者現階段,也應該繼續保持審慎的態度,密切留意市場的變化。
